Property taxes run from April 1st through March 31st. The payment due in July is an estimated amount (based on half of the prior year’s taxes) as the tax rate for the current year (April 1, 2008 to March 31, 2009) is set in the September/ October timeframe. Once the rate is set, the actual taxes are computed for the December billing which represents the taxes due for the tax year less any payments made.
